Start with the hot water your household actually needs
Running short of hot water, planning a renovation or replacing an ageing tank? A useful installation conversation starts with how your home uses hot water. Tell BeeWarm how many people live there, which showers and appliances run together, and whether a suite shares the supply. A tank that looks similar to the old one may not solve a changed household’s needs.
For an East Vancouver house, duplex or strata home, share the property type as well as the address. Robert Hamilton can discuss the proposed work and confirm availability directly. This guide helps you prepare that conversation; it is not a remote equipment-sizing assessment.
Send these details before choosing a replacement
Photograph the existing heater’s model label and the surrounding space, without opening covers or disturbing connections. Include the current fuel, capacity if known, approximate age, symptoms and any previous service information. A wider photo helps explain stairs, doorways and the route for removing the old tank.
Mention whether the tank is in a basement, utility cupboard or shared mechanical room, and whether the property has strata approval or water-shutdown requirements. Grandview-Woodland, Hastings-Sunrise, Renfrew-Collingwood and Kensington-Cedar Cottage homes can have different layouts; the actual installation matters more than a neighbourhood label.
Compare the complete installation, not just the tank
Ask for a written quote that identifies the proposed model, hot-water output and sizing assumptions. It should explain removal and disposal, access, required utility or venting changes, permits, commissioning, warranty terms and exclusions. Confirm who coordinates any additional qualified trades.
A storage tank, tankless heater and heat-pump water heater meet demand differently. Compare storage and recovery, or output at the required temperature rise, against your busiest period of use. Heat-pump equipment also needs a suitable location. Do not order equipment before the installer has checked the property and applicable requirements.
Ask about Vancouver’s published 2027 replacement changes
The City’s 2026 replacement FAQ says new requirements begin January 1, 2027 when water heaters are replaced in one- to three-storey single-family homes and duplexes. It lists townhouses, multiplexes and apartments/condominiums as exempt from that specific requirement. This is not an instruction to replace a working tank before that date.
The FAQ describes qualifying high-efficiency technologies and exceptions for electrical or space constraints. Before choosing a model or booking work that spans the change, ask BeeWarm to check the current City requirements for your property and proposed installation. Do not assume a conventional gas tank or gas tankless unit will qualify.
Confirm permits and the handover
Vancouver requires permits for new gas installations and alterations, and its gas-permit page also identifies mechanical and electrical permit requirements for water heating. Ask who will obtain the applicable permits and arrange required inspections for your project. The responsible authority can depend on the installation.
At handover, ask for the equipment documents, warranty information, operating guidance and maintenance requirements. Keep the model and serial number with the invoice and permit records. If the heater has a fault, arrange a qualified assessment rather than attempting gas, wiring, venting or safety-control repairs yourself.

Can I get a price from a photo?
Photos and model details help start the conversation. BeeWarm must confirm the equipment, access, utilities and installation scope before a dependable project quote can be established.
Should I buy the same tank size again?
Describe your current peak demand and any household or suite changes. Ask the installer to explain capacity, recovery and the assumptions behind the proposed replacement.
