Put immediate hazards first

If you smell gas, leave and call FortisBC at 1-800-663-9911 or 911 from outside. If a carbon-monoxide alarm sounds, leave and call emergency services. Do not investigate a suspected gas leak or re-enter to collect equipment details.

Keep away from water near electrical equipment. Do not touch wet controls, open panels or attempt gas, electrical or safety-valve work. Seek qualified assistance for an active leak.

Tell the responder what is happening

From a safe position, describe where water is visible and whether it is spreading. Do not assume water beside a tank proves the tank body has failed. Report any visible equipment message and the property type.

In a strata, contact the designated building emergency number or manager as well. They may need to coordinate affected neighbours, shared shutdowns and access. Keep the building’s response instructions available before an incident occurs.

Confirm the service arrangement

When contacting a contractor, ask whether someone is available, what the callout covers and what happens if replacement equipment cannot be supplied immediately. Confirm any quoted charges and follow-up work before agreeing.

BeeWarm is the installation enquiry destination for these Lower Mainland guides. Confirm current availability directly; this website does not promise a 24-hour response or immediate replacement.

Plan the permanent decision after the immediate response

Request the diagnosis, repair options and any replacement scope in writing. Include removal, connections, venting or electrical changes, permits and commissioning. Keep photographs and records for the owner, strata or insurer as applicable.

A rushed like-for-like purchase can overlook changed demand or access constraints. Once the immediate problem is managed, use the system guides to prepare the replacement discussion.
