Why does hot water take so long to reach the tap?

Waiting for hot water is a delivery question too
When hot water eventually arrives and stays hot, describe the delay separately from a system that runs out. The route to the fixture and the overall hot-water arrangement may matter. A new heater should not be sold as a guaranteed cure without checking that arrangement.
Record which fixtures are slow and whether the delay happens after a long idle period or during ongoing use. Do not dismantle taps, pumps or controls to investigate.
Give the contractor a useful comparison
Note whether a nearby outlet behaves differently from a more distant one. In a shared building, tell the manager whether neighbours have similar symptoms. Include the time of day and any known recent plumbing work.
These observations help frame a site assessment. They are not a diagnosis: temperature changes, delivery problems and heater performance can require different remedies.
Ask about the whole proposed solution
If recirculation, pipe changes or point-of-use equipment is proposed, ask about installation scope, controls, ongoing energy use and maintenance. Have the contractor explain why the option suits the actual layout.
A small local heater may be appropriate for a limited fixture demand, but its purpose and capacity must be stated. In a strata building, check permissions before modifying shared services.
Avoid buying the wrong capacity upgrade
A complaint about waiting at a distant sink is not automatically a request for a bigger main tank. Bring the symptom to the assessment and compare the proposed remedy against it.
